02After the sale

Sold the homes.Kept the estate.

Developers and management companies run sold estates on the same platform: service charge for every owner, and water and power billed from each unit's meter.

  1. Service charge billed monthly or quarterly, on its own date
  2. Owners on the app from handover: pay, statements, notices
  3. Gate, visitor passes and facilities, as for any resident

When the powergoes, they hearit from you first.

One broadcast, kept up to date until it is fixed, replaces a day of phone calls and a group chat full of guesses.

  1. Water off, power out, a lift down, a cleaning day: one post to the whole property, a block, or chosen units
  2. Each update moves the stage and the progress, with photographs
  3. Occupants ask for an update instead of phoning the office
  4. Everyone it reached is told when it is resolved

Power outage, Blocks A and B10%

Kenya Power has confirmed a faulty transformer on the main line. The estate generator is running the lifts, the water pumps and the common lights. Updates will be posted here.

Power out in Blocks A and B. Fault reported to Kenya Power.
Generator on for lifts, pumps and common lights. Please avoid heavy appliances.

Power restored to every home. Generator off. Resolved.

Three homes asked for an update at 09:40. The 10:30 post answered them all, and nobody had to phone the office.

04The gate

Every visitorexpected. Everycrossing on record.

Occupants issue passes from their phone, guards check them in seconds, and the office sees who is inside without a visitors' book.

  1. A pass is texted to the visitor with a code and a QR
  2. No pass? The visitor waits while the occupant lets them in from their phone
  3. Each gate decides: code only, or pick from the day's list; walk-ups allowed or not
  4. People barred by the property are refused, and security is told
